A new standard of residential construction is being introduced to Dripping Springs by the Double L Ranch development, located northwest of the city center. With 2,231 houses planned, this master-planned neighborhood is expected to alter Dripping Spring significantly.

A stunningly gorgeous 1,677-acre master-planned community, Double L Ranch is tucked away in the undulating hills of Dripping Springs, Texas. Walking pathways that lead to Little Barton Creek and our beautiful Texas Hill Country are all included in its breathtaking views.

They were committed to maintaining the Texas Hill Country’s natural beauty when they developed Double L Ranch. The family may experience adventure together by hiking, biking, or just strolling the pathways through the well-designed green belts.
Development Plans for Double L Ranch
The city authorized the initial development plan in 2012. However, we are unsure of the changes that have been made subsequently. Originally intended to house an industrial park on the west side of RR 12, the Double L Ranch region is now home to many single-family residences situated on lots between 60 – 70 feet in length. Along RR 12, commercial development is still concentrated.
While there’s no question that Dripping Springs’ population and traffic will grow as a result of the home growth. The main grievance expressed by the locals regarding Dripping Springs is traffic. There are rumors that in order to handle this increase, a second primary school would need to be constructed. Nothing about the rumored construction of a new school has been verified.
Developers are footing the bill for building a two-lane road that will connect the development to Hwy 290, above a new residential subdivision. This route is expected to lessen traffic on RR 12. By 2025, this will be finished.
The projected Double L Ranch neighborhood’s residents will not be required to pay any property taxes to the city of Dripping Springs! The reason for this is that these residences are situated in the extraterritorial jurisdiction of Dripping Springs, which is a buffer zone beyond the town’s boundaries. This implies that certain rules regarding drainage, for example, will be relaxed for this project.
